Another housing option may soon be added in Powell.

The City’s Planning and Zoning Commission is set to consider an application next Wednesday from The Camber Company, which seeks to build a new residential subdivision just north of downtown. The issue before the Commission includes whether to rezone 8.4 acres of land from a Residence District zoning classification to Downtown Residence District, thereby allowing the subdivision to be constructed.

The plan first came to the Commission in July, and since that time the applicant has worked with staff on project details.[widgets_on_pages id=1]

Some 21 one and two-story single family lots would be constructed on lots sized 50 by 100 feet. The entry and signage would be off of Adventure Park Drive. Each house would be approximately 1,700 to 2,300 square feet in size, exclusive of garage, basement, and any second level bonus room. Natural building materials will be used consisted with character guidelines.

The projected sales price for the units will range from $425,000 to $525,000.

Staff has recommended approval of the Preliminary Development Plan and zoning map amendment with conditions, including addressing Engineering Department comments, any State of Ohio issues with the Adventure Park Drive access are resolved, and four-sided house designs are submitted to the Planning Commission, with several options from which to choose.
