On November 1 at 7:30 PM, the Sunbury City Council will hold a public hearing to discuss a significant amendment to the city’s zoning code. The hearing will take place in the Sunbury City Council Chambers, located on the third floor of Town Hall at 51 E. Cherry Street. All residents and interested parties are encouraged to attend and voice their opinions on the proposed changes.

What’s on the Table: The Limited Industrial District

The proposed amendment aims to introduce a new zoning district known as the Limited Industrial District (LI). This district is designed to serve as a hub for scientific research, technology-related facilities, light manufacturing, and other similar industrial activities. The LI district aims to create an industrial park atmosphere in a rural setting, complete with enhanced building, landscape, and site design standards to ensure compatibility with surrounding areas.

The Fine Print

For a property to be eligible for zoning under the Limited Industrial District, it must meet specific criteria. The supporting zoning application should contain a minimum of 200 contiguous acres. Alternatively, a property can be eligible if it is under common ownership with at least one contiguous parcel, and the combined acreage equals at least 200 acres. Properties separated by a public right-of-way will be considered contiguous for this purpose.

Implications for Sunbury

The creation of the Limited Industrial District is not just a zoning change; it’s a vision for Sunbury’s future. The district aims to generate employment while safeguarding the health, safety, and welfare of the community. It will prioritize lands that are primarily undeveloped, have larger lots, or irregular block patterns. The new zoning will take precedence over all other conflicting regulations in the Zoning Ordinance.
