Northstar Residential Development, LLC and Northstar Golf, LLC have proposed significant changes to the Northstar Final Development Plan, and the Kingston Township Zoning Commission is calling for community input. The proposed amendments aim to reduce the footprint of the remaining 592 homes to be built in Kingston Township. Specifically, the new plan calls for 570 homes to be developed as a detached patio home community on smaller lots, and 22 single-family homes on larger lots measuring 80-90’ wide, located at the west end of the site.

Commitment to Farmland Preservation

One of the key aspects of the proposed amendments is the commitment to preserving existing natural resources and farmland. The development will be situated away from Wilson Road and screened by tree-covered earthen mounding, ensuring that the natural landscape is maintained as much as possible. This careful consideration of the environment aims to balance the need for residential growth with the preservation of the area’s natural beauty.

School Site Relocation

An important change in the development plan is the relocation of the future school site. Originally planned to be in the heart of the development, the school will now be situated along Wilson Road. This relocation is designed to make the school more accessible while preserving the central part of the development for residential use.

Community Engagement

The Kingston Township Zoning Commission is keen to involve residents in the decision-making process. A public hearing is scheduled for 7:00 PM on Wednesday, August 7, 2024, at the Kingston Township Hall, located at 4063 Carter’s Corner Road, Sunbury, Ohio 43074. Prior to the public hearing, a presentation by the developer will take place at 6:00 PM. This session will include a question-and-answer period, providing residents with an opportunity to engage directly with developer representatives, ask questions, and share their concerns. Display boards will be available to facilitate the discussion and provide visual aids.

Residents interested in reviewing the amendment application and supporting information can visit the Zoning Office at Kingston Township Hall. The documents are available for public review on Thursdays between 8:00 AM and Noon.
