A developer is moving ahead with plans for a 206-home subdivision on Berlin Station Road in the city of Delaware, transforming more than 66 acres of former agricultural land into residential housing.
The project, called The Farms at Berlin Station, is planned by BerlinStationRoad LTD. The land consists of two parcels recently annexed into the city from Berlin and Delaware Townships. The location sits near Olentangy Berlin High School, in an area that has become one of Delaware’s busiest pockets of growth.
Zoning and Approvals
City council approved a zoning change earlier this year, shifting the parcels from agricultural use to Residential Planned Unit Development. That approval followed public hearings held in late August and September. The zoning allows the developer to build a neighborhood of single-family homes with internal streets, sidewalks, and open space.
The next major review is a planning commission hearing on November 5 at 8:00 PM. At that meeting, commission members will evaluate the final development plan, site layout, traffic circulation, and utility connections.
Infrastructure and Road Improvements
City officials and the Delaware County Engineer’s Office are coordinating infrastructure upgrades tied to the project. Road improvements along the Berlin Station Road corridor are anticipated during 2026 and 2027. Improvements are expected to include widening sections of the roadway, intersection upgrades, and utility installation.
Traffic volumes in the corridor have increased steadily as nearby subdivisions and commercial projects have come online. The proximity to Olentangy Berlin High School has also shaped planning decisions, as school traffic already creates heavy congestion during arrival and dismissal periods.
Local Impact
The 206 new homes will bring a significant increase in residents on the east side of the city. Growth pressure has been particularly strong in this part of Delaware, where proximity to schools has accelerated housing demand.
City planners note that increased residential development will likely affect school enrollment, traffic flow, and utility capacity. Coordination between the developer, the city, and the county is intended to manage that impact.

Residents may submit comments or follow project updates through the city’s planning commission. Infrastructure progress and road design work are being tracked by the Delaware County Engineer.
