Groundbreaking has taken place for Greenery, a new residential project in Lewis Center that will offer 121 homes. This community aims to attract residents who appreciate the simplicity and flexibility of rental living, while also valuing a high-quality home situated near reputable schools, recreational facilities, essential services, and job opportunities.

Greenery marks the first venture in Ohio between the developers and Pretium, a partnership formed earlier this year. This joint venture aims to develop, construct, and manage 2,000 single-family, build-to-rent (BTR) communities across the Midwest and Florida.

Previously known for its residential construction in Indianapolis and Tampa/St. Petersburg, this is the company’s inaugural investment in Ohio. Greenery will occupy a 36.9-acre site to the east of Columbus Pike and north of Shanahan Road, within the rapidly growing southern part of Delaware County.

“While Lewis Center has long been known as a desirable area for homeowners, the submarket has received limited supply of quality rental housing,” said Jake Dietrich, Onyx+East’s Vice President of Acquisitions and Development. “With demand in this submarket skyrocketing, Greenery will provide a new type of much needed rental housing for residents looking for more spacious living options.”

The housing subdivision will offer a variety of three- and four-bedroom residences, with an assortment of floor plans that span from 1,572 to 2,914 square feet. The housing selection will be comprised of two unique types of detached single-family homes: those with alley-load garages and those with front-load garages. Each home will come equipped with a private two-car garage, a private enclosed yard, luxury vinyl plank flooring, quartz countertops, among other premium finishes and amenities. Additionally, a select group of homes will come with finished walkout basements.

“We are passionate about creating unique and attractive housing that fits in the communities where they are located,” said Onyx+East CEO Kelli Lawrence. “Traditional residential rental choices are often limited to apartments or one-off houses. Greenery provides a rental choice that brings the homeowner style of living to the rental market.”

Situated within the Olentangy Local School District, Greenery provides easy access to significant employment hubs, local and state parks, and a variety of excellent dining establishments. The community has been deliberately designed to maintain more than half of the property as open spaces, which will be accessible via newly constructed trails and pathways. A peaceful creek meandering through the heart of the development adds to the serene atmosphere. The initial homes in Greenery are slated for completion in the summer of 2024.

Greenery is the first development in Onyx+East’s $125 million initial investment in Ohio. Onyx+East has more than 300 homes planned – including Haven, located in the highly sought-after area of Upper Arlington, and Everly, located in the walkable East Walnut Hills neighborhood of Cincinnati.
