A reported $60.2 million sale at The Pointe at Polaris is putting renewed attention on one of central Ohio’s most active suburban commercial corridors. The office and street-level retail portions of the mixed-use development along Polaris Parkway have been acquired by Texas-based investor DFWLAND from a joint venture between VanTrust Real Estate and NP Limited Partnership, according to April 2026 transaction reports.

Newmark announced on April 29 that it had brokered the sale and acquisition financing for the property’s office and retail components. While the brokerage announcement did not include a specific sale price, regional commercial real estate reporting has placed the combined transaction at about $60.2 million.

Office, Retail, And A High-Profile Location

The assets involved include approximately 212,000 square feet of office space and about 33,000 square feet of retail space, for a combined total near 245,000 square feet. The Pointe at Polaris occupies a prominent location in the Polaris submarket, near Polaris Fashion Place and with immediate access to Interstate 71. That combination of visibility, highway access, surrounding retail activity, and suburban employment base has long made the corridor one of the region’s most recognizable commercial districts.

The office portion is fully leased to larger tenants including Bank of America, Fiserv, Power Home Remodeling, and Employers Health. The retail space is also fully leased, with tenants including Kitchen Social, Condado Tacos, Sweetwaters Coffee & Tea, and Club Pilates. That tenant mix gives the property two complementary uses: a daytime office population and a street-level retail presence built around food, beverage, and fitness concepts.

A Premium For Mixed-Use Stability

Using the reported $60.2 million sale price and the roughly 245,000 square feet of office and retail space, the deal works out to an estimated $245 to $250 per square foot, depending on the exact rentable area used in the final underwriting.

That pricing places The Pointe at Polaris above some recent conventional retail-center transactions in the same broader corridor. For comparison, Polaris Commons, a 57,000-square-foot neighborhood shopping center across from Polaris Fashion Place, sold in 2025 for about $11.3 million, or roughly $198 to $200 per square foot. Other nearby retail activity has also been reported below The Pointe’s implied per-square-foot level.

The difference reflects the nature of the asset. The Pointe is not simply a strip center or a retail-only property. It combines fully leased office space with occupied street-level retail in a high-traffic suburban district, giving it a profile that appears to have commanded a premium.

A Vote Of Confidence In Polaris

The sale comes at a time when office real estate remains a more complicated national story than retail or industrial property. Remote and hybrid work have changed the way investors evaluate office buildings, and many urban office markets continue to face uncertainty. The Pointe at Polaris transaction suggests that well-located, fully leased suburban office assets can still attract meaningful investor interest, especially when paired with retail space and a strong surrounding commercial environment.

For Polaris, the deal reinforces the corridor’s position as one of the key business and retail nodes on the north side of the Columbus region. The area continues to benefit from its proximity to Delaware County growth, major highway access, established retail destinations, and the broader development momentum along the northern edge of the metro area.

At roughly $60.2 million, the transaction is more than a property sale. It is another marker of how investors continue to view the Polaris submarket: mature, highly visible, and still capable of drawing major capital.
