A massive development known as The Galaxy at Polaris is taking shape in southern Delaware County, transforming the former Germain Amphitheater site into a bustling mixed-use community. Led by NP Limited Partnership, the project is poised to bring residential, commercial, and recreational amenities to the Polaris area. Central to the project’s progress is a $7.4 million Ohio Transformational Mixed-Use Development (TMUD) tax credit, which the developers are actively pursuing to enhance the scope and appeal of the initiative.


Tax Credits Could Elevate the Project’s Vision

The TMUD tax credit, if approved, would provide critical support to the project’s first phase, enabling the addition of ambitious and innovative features. According to NP Managing Director Franz Geiger, the funding would allow the team to go beyond the basics, incorporating more dynamic recreational and entertainment elements that could set The Galaxy apart as a top-tier destination.

This marks NP Limited Partnership’s third attempt to secure the TMUD incentive since the program’s inception in 2022.


What to Expect in the First Phase

The Galaxy’s initial phase, already under construction, promises a robust combination of residential and commercial offerings:

  • Residential Units: The first phase will feature 289 apartments, with plans to grow to at least 600 units in subsequent phases.
  • Commercial Space: Approximately 37,000 square feet of commercial space is slated for retail, dining, and office use, adding vibrancy to the community.
  • Recreational Amenities: Features such as walking paths, a pond, a dog park, and a small amphitheater are designed to create an inclusive and engaging atmosphere.
  • Parking Infrastructure: A 737-space public parking garage will accommodate residents and visitors.

The first phase is scheduled for completion by September 2025. Future phases are expected to bring additional outparcel buildings, which could house grocery stores, entertainment venues, or sports facilities, further expanding the project’s footprint and utility.


Transforming the Polaris Area

The Galaxy at Polaris aligns with a growing trend in Central Ohio to combine living, working, and recreational spaces into unified developments. This strategy not only maximizes underutilized land but also caters to the demand for vibrant urban environments.

The site, strategically located east of Ikea in the Polaris district, taps into the region’s strong retail and commercial base. By integrating nearly 1 million square feet of developable space upon completion, The Galaxy is poised to make a significant economic and cultural impact.


A Development with Community at Its Core

With a focus on community engagement, The Galaxy at Polaris seeks to redefine urban living in Columbus. The inclusion of public spaces such as walking trails, water features, and gathering spots underscores the developers’ commitment to fostering a sense of connection and belonging.

While tax credits are not guaranteed, their approval would enable NP Limited Partnership to amplify these efforts, offering enhanced tenant improvement allowances and creating a destination that meets and exceeds the expectations of modern mixed-use development.
